I sent the email note below to Jean Jourdan who in turn forwarded it to the CRA board members. I
sent it because I was concerned about what I perceived as being a somewhat negative reaction to
the Mattamy presentation, specifically the "anti-cookie cutter" & mixed use preference commentary at
this very early stage of the initiative. My feeling is that the Mattamy proposal is critical to the future
development of the south Bayshore area and issues of ultimate visual design are matters for
downstream consideration. Mattamy's decision on this area will come quickly and I hope they were
not too discouraged by the response they received at CRA.

Again, I attended the CRA meeting where the clear highlight was the Mattamy presentation on which I
took extensive notes. I am a bit concerned that the board, particularly those sitting to the left of the
chair, may scuttle this keystone development with their "anti-cookie-cutter" rhetoric. Mattamy is on
par if not bigger than the other back-home (for me) developer Minto (the developer of The Isles of
Collier Preserve) and both have won the top quality awards in the industry. It's the responsibility of the
county to ensure all building codes are fully respected and Mattamy will want to maintain their quality
reputation. This development is absolutely keystone for our south Bayshore area and this impatient
developer will "walk" if petty roadblock impediments are placed in their path. It's OK if the floor plans
are cookie-cutter (that's how cost-efficiencies are achieved) as long as the front facades vary and
structures are placed at different angles etc.to make the overall design interesting. Their statement on
the declining crime rate indicates that they have done their socio-economic evaluation and potential
of this "near-center" area and also indicates that a developer entity of their size has the capacity for
quick analytical evaluation. Should this development proceed the 17 acre project will have been given
a huge boost as would all those one-at-a-time projects. I would encourage the CRA Board to not be
myopic on this and to look at the big picture.

I sent the email note below to Jean Jourdan who in turn forwarded it to the CRA board members. I
sent it because I was concerned about what I perceived as being a somewhat negative reaction to
the Mattamy presentation, specifically the "anti-cookie cutter" & mixed use preference commentary at
this very early stage of the initiative. My feeling is that the Mattamy proposal is critical to the future
development of the south Bayshore area and issues of ultimate visual design are matters for
downstream consideration. Mattamy's decision on this area will come quickly and I hope they were
not too discouraged by the response they received at CRA.

Again, I attended the CRA meeting where the clear highlight was the Mattamy presentation on which I
took extensive notes. I am a bit concerned that the board, particularly those sitting to the left of the
chair, may scuttle this keystone development with their "anti-cookie-cutter" rhetoric. Mattamy is on
par if not bigger than the other back-home (for me) developer Minto (the developer of The Isles of
Collier Preserve) and both have won the top quality awards in the industry. It's the responsibility of the
county to ensure all building codes are fully respected and Mattamy will want to maintain their quality
reputation. This development is absolutely keystone for our south Bayshore area and this impatient
developer will "walk" if petty roadblock impediments are placed in their path. It's OK if the floor plans
are cookie-cutter (that's how cost-efficiencies are achieved) as long as the front facades vary and
structures are placed at different angles etc.to make the overall design interesting. Their statement on
the declining crime rate indicates that they have done their socio-economic evaluation and potential
of this "near-center" area and also indicates that a developer entity of their size has the capacity for
quick analytical evaluation. Should this development proceed the 17 acre project will have been given
a huge boost as would all those one-at-a-time projects. I would encourage the CRA Board to not be
myopic on this and to look at the big picture.

Meanwhile, I hope the young man with Mattamy Homes presenting the proposed plans for the development wasn't put off
by my suggestions. I realize, due to the costs of the land and other financial issues that the developer has to resolve with
this parcel, this creates some limitation in regard to creative license in developing that parcel affordably. Certainly I
respect the fine developments Mattamy Homes have done in various other areas and trust they will do an excellent job.
Due to Arboretum Village's concept being SO SPECIAL, creative and unique, I can't help but do some comparison. They
had such fabulous plans for some commerical and a variety of types of homes. I do love the name of Arboretum Village
and would hope the developer would consider it, IF it's available to use. It may be.

Jessica Rosenberg, Executive Assistant/Deputy City Clerk, and I will be clerking tomorrow's City
Council meeting at which Commissioner Taylor is scheduled to give a presentation regarding
RFMUD. Roger Reinke, Assistant City Manager, forwarded Miss Taylor's PowerPoint presentation to
our office yesterday (see attached). Please ask her to bring a paper copy of this presentation and
give it to me or Jessica Rosenberg tomorrow (before the meeting starts or when she completes her
presentation). Also, if she brings a "final" presentation with her tomorrow, please ask her to provide a
paper copy of it to one of us as well.
