EXECUTIVE SUMMARY
Recommendation to authorize the County Attorney, coordinating with Staff, to obtain up to two
appraisals in connection with a future mediation of a potential purchase price for the Golden Gate
Golf Course.
OBJECTIVE: To bring back to the Board a reasonable price for the Golden Gate Golf Course.
CONSIDERATION: During the Communications portion of the June 12th Regular Board meeting, the
Board directed the County Attorney to contact counsel to the owners of the Golden Gate Golf Course and
attempt, through mediation, to bring back a proposed purchase price for the Golf Course. The parties are
currently involved in litigation over the procedures to be followed in a rezoning application for this
parcel, which is currently in the appeal stage.
I have spoken with counsel for the owners, who are amenable to a mediation. Appraisals will be needed
for both the County’s use in the mediation, as well as for later consideration by the Board in any purchase
price arrived at in the mediation. Collier County Ordinance 2006-28 provides in relevant part as follows:
“The County Manager, or his designee, must submit for Board consideration at least two (2) real estate
appraisals in support of any fee simple or easement purchase in excess of $2,500,000. Both of the
appraisals shall be prepared by licensed, state-certified independent real estate appraisers hired to work on
the behalf of the County.”
If this item is approved, I would work with Staff and order one appraisal to help me prepare for and assist
in the mediation. Should the parties reach a number that was reasonable, I would then order the second
appraisal, as two would be required for Board action.
FISCAL IMPACT: The estimated cost of a single appraisal is $7,500 and $15,000 for two. The source
of funding for the appraisal fees is General Fund (001) ad valorem.
GROWTH MANAGEMENT IMPACT: None.
RECOMMENDATION: That the Board of County Commissioners authorize the County Attorney,
coordinating with Staff, to obtain up to two appraisals in connection with a future mediation of a potential
purchase price for the Golden Gate Golf Course.
