Agenda 12/11/2012 Item #16A1812/11/2012 Item 16.A.18. EXECUTIVE SUMMARY Recommendation to approve for recording the final plat of Prato Way, A Replat of Lots 1 & 2, (FP- PL20120002521). This plat is a re- subdivision of Lots within the Tuscany Reserve Planned Unit Development (PUD). OBJECTIVE: For the Board of County Commissioners (Board) to approve for recording the final plat of Prato Way, a Replat of Lots 1 & 2, a subdivision of lands located in Section 7, Township 48 South, Range 26 East, Collier County, Florida, following the alternative procedure for approval of subdivision plats pursuant to Resolution 99 -199. CONSIDERATIONS: Engineering Services Department has completed the review of the final plat of Prato Way, a Replat of Lots 1 & 2. These documents are in compliance with the County Land Development Code and Florida State Statute No. 177. This plat is within the Tuscany Reserve PUD and has been found to be consistent with the PUD. The resulting platted lot will be used as one building site. The replatting of two lots into one lot will result in one Homeowner Association related lot vs two lots and the fees which would be associated with two lots. All required County fees have been paid. There are no required subdivision improvements associated with this final plat. Engineering Services Department recommends that the final plat of Prato Way, a Replat of Lots 1 & 2 be approved for recording. . FISCAL IMPACT: The County will realize revenues as follows: Fund: Growth Management Fund 131 Agency: County Manager Cost Center: 138327 -- Land Development Services Revenue generated by this project: Total: $1,040.00 GROWTH MANAGEMENT IMPACT: The developer must receive a Certificate of Adequate Public Facilities prior to the issuance of the final approval letter and plat recordation. LEGAL CONSIDERATIONS: The County Attorney's Office has reviewed the plat and associated legal documents and has determined that approval is legally sufficient and requires a majority vote.
