EXECUTIVE SUMMARY
Recommendation for the Community Redevelopment Agency (CRA) to approve and
execute the attached Amendment to Lease Agreement with Green Effex, LLC, a Limited
Liability Company permitting them to continue operating a commercial and residential
landscape service on CRA owned property located at 1991 Tamiami Trail East, in the
Gateway Mini - Triangle.
OBJECTIVE: Recommendation for the Community Redevelopment Agency (CRA) to approve
and execute the attached Amendment to Lease Agreement with Green Effex, LLC, a Limited
Liability Company permitting them to continue operating a commercial and residential landscape
service on CRA owned property located at 1991 Tamiami Trail East, in the Gateway Mini -
Triangle.
CONSIDERATION: On July 28, 2009 the Community Redevelopment Agency approved the
purchase of six (6) commercial properties located within the Gateway mini - triangle. Four of (4)
of the properties have tenants with existing leases. The lease with one of the tenants (Green
Effex, LLC) is scheduled to expire. Green Effex, LLC, is a residential and commercial landscape
service and has cleaned up, re- landscaped and re- painted the property at their cost and offer
special rate services to enhance and maintain the neighboring properties.
The existing lease allowed for a one year renewal option, however the tenant is negotiating the
purchase of a site for their business and does not desire to exercise the renewal option, but
desires to amend the lease to a month to month, not to exceed 12 months. The rent would remain
at $1,500 per month plus sales tax and all other terms of the Lease Agreement entered into on
March 1, 2011, and attached hereto would remain in full force and effect. Public notice was
provided in accordance with Florida Statute in the Naples Daily News, legal advertisement
section.
The Bayshore /Gateway Triangle Community Redevelopment Advisory Board unanimously
made a motion to approve the terms of the lease amendment and forward to the CRA Board for
approval.
FISCAL IMPACT: The revenues from the Lease will be utilized to service a portion of the
Bayshore /Gateway Triangle CRA debt.
LEGAL CONSIDERATIONS: The attached Lease has been reviewed and approved by the
Office of the County Attorney for content and legal sufficiency. A majority vote is required for
Board approval. -STW
GROWTH MANAGEMENT: There is no impact on the County's long -range planning effort.
RECOMMENDATION: That the Collier County Community Redevelopment Agency Board
approve the Lease Amendment with Green Effex, LLC., and authorize the Chairman to execute
same.

AMENDMENT TO LEASE AGREEMENT
THIS AMENDMENT TO LEASE AGREEMENT entered into this day of
, 2012, between COLLIER COUNTY COMMUNITY REDEVELOPMENT
AGENCY (hereinafter referred to as "Landlord "), and GREEN EFFEX, LLC, a Limited
Liability Company (hereinafter referred to as "Tenant.
WITNESSETH
In consideration of the mutual covenants contained herein, and other valuable
consideration, the parties agree as follows:
WHEREAS, on March 1, 2011, the Landlord and Tenant entered into an Lease
Agreement, attached as Exhibit A; and
WHEREAS, Landlord and Tenant desire to extend the term of the Lease Agreement and
amend the terms of lease to a month to month basis in the manner set forth below.
NOW THEREFORE, in consideration of the covenants and conditions set forth herein,
together with Ten Dollars ($10.00) and other valuable consideration, the Lease Agreement shall
remain in full force and effect, except as amended as follows:
1. Article 2, Term of Lease: The Lessee may hold over on the Premises, pursuant to the
terms of the lease on a month by month basis not to exceed 12 months or, May 31, 2013.
2. Termination: Either party may terminate the Lease by giving 30 days written notice to
the other party.
3. Except as expressly provided herein, the Lease Agreement dated March 1, 2011, and the
remains in full force and effect according to the terms and conditions contained therein,
and said terms and conditions are applicable hereto except as expressly provided
otherwise herein.
IN WITNESS WHEREOF, the Landlord and Tenant have hereto executed this
Amendment to Lease Agreement the day and year first above written.
