EXECUTIVE SUMMARY Recommendation to approve an extension for completion of subdivision improvements associated with Arrowhead Reserve at Lake Trafford Phase One (AR-3771) and Arrowhead Reserve at Lake Trafford Phase Two (AR-3974) pursuant to Section 10.02.05 B.11 of the Collier County Land Development Code. OBJECTIVE: To approve extensions for the completion of subdivision improvements associated with Arrowhead Reserve at Lake Trafford Phase One and Arrowhead Reserve at Lake Trafford Phase Two. CONSIDERATIONS: On June 24, 2003, and October 14, 2003, the Board of County Commissioners (Board) approved the final plats of Arrowhead Reserve at Lake Trafford Phase One and Arrowhead Reserve at Lake Trafford Phase Two respectively for recording. A copy of the original Executive Summary's are attached. The Land Development Code requires that upon approval by the Board of County Commissioners a plat must be recorded within 18 months and the associated subdivision improvements must be completed within 36 months unless an extension is formally requested and granted by the Engineering Services Department. Previous extensions were granted administratively, however the most recent extensions expired June 24, 2012, and October 14, 2012. The required subdivision improvements have been found to be substantially complete, and received preliminary acceptance on June 13, 2005 and April 28, 2006 respectively. The developer has requested a two-year extension in anticipation of completing the remaining improvements within the allotted time. The project has gone through foreclosure and the current owners are anticipating an improved market in Immokalee. Letters of Credit from BB&T Bank are in place to ensure completion of the improvements. FISCAL IMPACT: The County will realize revenues as follows: Fund: Growth Management Fund 131 Agency: County Manager Cost Center: 138327 --Land Development Services Revenue generated by this project: Total: $600.00 Extension Fees LEGAL CONSIDERATIONS: This item has been approved as to form and legality, and requires a majority vote for approval. -ERP GROWTH MANAGEMENT IMPACT: There is no growth management impact. RECOMMENDATION: To approve the extension applications for Arrowhead Reserve at Lake Trafford Phase One (AR3771) and Arrowhead Reserve at Lake Trafford Phase Two (AR3974). The new expiration dates would be June 24, 2014 for Arrowhead Reserve at Lake Trafford Phase One and October 14, 2014 for Arrowhead Reserve at Lake Trafford Phase Two.
