Dear Board of County Commissioners of Collier County, Florida:
This opinion letter is submitted to you in compliance with Section 177.041, Florida
Statutes, which requires that every plat of a subdivision submitted to an approving agency of a
local governing body must be accompanied by a Title Opinion of an attorney at law licensed in
Florida showing apparent record title to the land and any mortgages.
Please be advised that I have examined the Title to the above referenced real property.
Basing my opinion upon my review of Old Republic National Title Insurance Company's Owner
and Encumbrance Search dated September 28, 2017, updated as of January 5, 2018, I have found
that as of January 5, 2018 at 8:00 a.m., the title to said property described on Exhibit "A" hereto
and incorporated herein, is vested in A. Grover Matheney, Successor Trustee Under that Certain
Land Trust Agreement Dated June 29, 1988, by Warranty Deed recorded on June 7, 2001, in
Official Records Book 2838, Page 2312, Public Records of Collier County, Florida, a copy of
which is attached hereto.
I have further determined, based upon my review of Old Republic National Title
Insurance Company Owner's and Encumbrance search dated September 28, 2017, updated as of
January 5, 2018, that as of January 5, 2018 at 8:00 a.m., the property is not encumbered by a
Mortgage, lien or other encumbrance and that the 2017 real property taxes (and all prior years)
have been paid with respect to the property.
This opinion is further subject to the following general exceptions: (i) rights or claims of
parties in possession not shown by the public records, (ii) restrictive covenants of record; (iii)
encroachments, overlaps, boundary line disputes, and any other matters which would be

disclosed by an accurate survey and inspection of the premises, (iv) any lien or right to a lien, for
services, labor or material heretofore or hereafter furnished, impose by law and not shown by the
public records and, (v) taxes or special assessments which are not shown as existing liens by the
