EXECUTIVE SUMMARY
Recommendation that the Board of County Commissioners (BCC), acting in its capacity as the
Community Redevelopment Agency (CRA), accepts the revised terms of the existing lease and
approves the attached short-term lease agreement with Southwest Florida Workforce Board (Fiscal
impact: $3,000).
OBJECTIVE: To obtain CRA approval of the lease agreement.
CONSIDERATIONS: On May 26, 2015, Item 16B1, the CRA approved entering into a lease agreement
with the Southwest Florida Workforce Development Board to lease 760 square feet of office space to
house CRA staff in Immokalee. That lease document covered the period July 1, 2015, through June 30,
2016, with an option to extend the period via written notice for an additional twelve months in accordance
with Articles 1 and 18 of the lease document. On June 13, 2017, item 16B2, the CRA approved an
amendment to extend the lease to October 31, 2017.
The CRA is currently paying $1,813.86 per month for 760 square feet ($28.64 per sqft). The facili ty is
divided into two sections, the north and south sides. The CRA offices are currently located in the north
side of the building. The north side of the facility was damaged by Hurricane Irma and the lessor is in the
process of mitigating the damages and renovating that section of the building.
The lessor has offered to reduce the rent for the last month of the current lease to $600 which will offset
the cost of relocating the internet and phone lines. The new lease includes 500 sqft in the south si de of
the building at the reduced rate of $600 per month until the renovations can be completed on the north
side of the building. After completion of the renovations a new lease would be offered to the CRA at the
current rate of $28.64 per square foot in the renovated area with the same terms as the current lease.
FISCAL IMPACT: Sufficient funds for office rent are provided in the FY 2018 Immokalee CRA
Budget. The fiscal impact associated with this recommendation is $3,000 which will be paid from
Immokalee CRA Fund 186-138324-644100.
CONSISTENCY WITH GROWTH MANAGEMENT PLAN: This lease extension will allow CRA
staff to continue furthering the programs and projects within the budgetary and policy guidance and
directives of the BCC acting as the CRA Board in furtherance of Policy 4.2 of the Future Land Use
Element of the Growth Management Plan which reads as follows:
βThe Immokalee Area Master Plan addresses conservation, future land use, population, recreation,
transportation, housing, and the local economy. Major purposes of the Master Plan are coordination of
land uses and transportation planning, redevelopment or renewal of blighted areas, and the promotion of
economic development.β
ADVISORY BOARD RECOMMENDATION: By unanimous vote, during the joint meeting of the
Immokalee Local Redevelopment Advisory Board and Immokalee MSTU Advisory Board on September
27, 2017 the Advisory Board approved a recommendation to sign the lease agreement, housing
Immokalee CRA staff at 750 South Fifth Street, Immokalee, FL. for an additional five months while
renovations are being completed.
LEGAL CONSIDERATIONS: This item is approved for legality and requires a majority vote for
