EXECUTIVE SUMMARY
Recommendation to accept the fee-simple conveyance of Coachman Glen, Tract R (a/k/a Coach
House way),a facility currently maintained by Collier County.
OBJECTIVE: To accept the fee-simple conveyance of Tract R, Coach House Way, in the
subdivision plat of Coachman Glen via warranty deed.
CONSIDERATIONS: Tract R(a/k/a Coach House Way)was dedicated to the perpetual use of
the public in the subdivision plat of Coachman Glen, approved by the Board of County
Commissioners on October 10, 2000. As such, Tract R is a perpetual right-of-way easement held
by Collier County for the benefit of the public. Both Coach House Lane and Coach House Way
are currently maintained by Collier County.
Maintenance responsibilities for Coach House Way were accepted by the County under
Resolution No. 2002-482 (copy attached).
At this point in time, the developer and holder of the underlying fee interest in Tract R wishes to
divest itself of its fee interest by conveying it to the County via warranty deed. As the County
currently has maintenance responsibilities, and the right of way is dedicated for public use, there
are no fundamental reasons to deny this request.
FISCAL IMPACT: There is no initial fiscal impact associated with this recommendation. The
owner and developer, Peek-Bender, Inc., has written a check made payable to the Collier County
Clerk of Courts for recording fees and documentary stamp taxes. The assessed value of Tract
"R"is $100.
GROWTH MANAGEMENT IMPACT: There is no growth management impact associated
with this Executive Summary.
LEGAL CONSIDERATIONS: This item has been approved as to form and legality, and
requires a majority vote for Board approval.—ERP
RECOMMENDATION: To accept the fee-simple conveyance of Coach House Way right-of-
way(Coachman Glen, Tract R)by Warranty Deed.

WARRANTY DEED
THIS WARRANTY DEED made this /Gf day of December 2015, by, PEEK-
BENDER, INC., a Florida corporation, whose mailing address is 90 East Avenue,
Naples, Florida 34108 (hereinafter referred to as "Grantor"), to COLLIER COUNTY, a
political subdivision of the State of Florida, whose post office address is 3299 Tamiami
Trail East, c/o the Office of the County Attorney, Suite 800, Naples, Florida 34112
(hereinafter referred to as"Grantee").
(Wherever used herein the terms "Grantor" and "Grantee" include all the parties
to this instrument and their respective heirs, legal representatives, successors and
assigns. Grantor and Grantee are used for singular or plural, as the context requires.)
WITNESSETH: That the Grantor, for and in consideration of the sum of Ten
Dollars ($10.00) and other valuable consideration, receipt whereof is hereby
acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and
confirms unto the Grantee, all that certain land situate in Collier County, Florida,to wit:
Tract R, Coachman Glen, according to the plat thereof,

This property was not acquired by the County pursuant to a petition in eminent domain
regarding said property and is not subject to the restrictions imposed by Section 73.013,
Florida Statutes.
Subject to easements, restrictions, and reservations of record.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully
seized of said land in fee simple; that the Grantor has good right and lawful authority to
sell and convey said land; that the Grantor hereby fully warrants the title to said land
and will defend the same against the lawful claims of all persons whomsoever; and that

RESOLUTION TO AUTHORIZE FINAL 16 A 5
ACCEPTANCE OF THOSE ROADWAY,
DRAINAGE, AND WATER AND SEWER
IMPROVEMENTS IN COACHMAN GLEN,
RELEASE OF THE MAINTENANCE SECURITY,
AND ACCEPT THE MAINTENANCE
RESPONSIBILITY FOR THE ROADWAY,
DRAINAGE, AND WATER AND SEWER
IMPROVEMENTS THAT ARE NOT REQUIRED TO
BE MAINTAINED BY THE HOMEOWNERS
ASSOCIATION.
WHEREAS, the Board of County Commissioners of Collier County, Florida,on
October 10,2000 approved the plat of Coachman Glen for recording;and
WHEREAS, the Developer has constructed and maintained the roadway,
drainage,and water and sewer improvements in accordance with the approved plans and
specifications and as required by the Land Development Code(Collier County Ordinance
No. 91-102,as amended),and the Utilities Standards and Procedures Ordinance(Collier
County Ordinance No.97-17);and
WHEREAS, the Developer is requesting final acceptance of the roadway,
drainage,and water and sewer improvements and release of his maintenance security;and
WHEREAS, the Compliance Services Section of the Development Services
Department has inspected the roadway,drainage,and water and sewer improvements,and
is recommending acceptance of said facilities.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF COUNTY
COMMISSIONERS OF COLLIER COUNTY,FLORIDA,that final acceptance is hereby
granted for those roadway, drainage, and water and sewer improvements in Coachman
Glen,and authorize the Clerk to release the maintenance security.
BE IT FURTHER RESOLVED AND ORDERED that the County accept the
future maintenance and other attendant costs for roadway,drainage,and water and sewer
improvements that are not required to be maintained by the Coachman Glen Homeowners
Association.
This Resolution adopted after motion,second and majority vote favoring same.
