AN ORDINANCE AMENDING ORDINANCE NUMBER
91-102, THE COLLIER COUNTY LAND DEVELOPMENT
CODE WHICH ESTABLISHED THE COMPREHENSIVE
ZONING REGULATIONS FOR THE UNINCORPORATED
AREA OF COLLIER COUNTY, FLORIDA, BY AMENDING
THE OFFICIAL ZONING ATLAS MAP NUMBERED 1603N
BY CHANGING THE ZONING CLASSIFICATION OF THE
HEREIN DESCRIBED PROPERTY LOCATED IN SECTION
3, TOWNSHIP 51 SOUTH, RANGE 26 EAST, COLLIER
COUNTY, FLORIDA, FROM "A" AGRICULTURAL TO
"C-4" GENERAL COMMERCIAL; AND BY PROVIDING
AN EFFECTIVE DATE.
WHEREAS, J. Gary Butler of Butler Engineering, Inc., representing Southern
Development, Inc., petitioned the Board of County Commissioners to change the zoning
classification of the herein described real property;
NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF COUNTY
COMMISSIONERS OF COLLIER COUNTY, FLORIDA:
SECTION ONE:
The zoning classification of the real property as more particularly described by Exhibit
"A", attached hereto and incorporated by reference herein, and located in Section 3, Township
51 South, Range 26 East, Collier County, Florida, is changed from "A" Agricultural to "C-4"
General Commercial and the Official Zoning Atlas Map Number 1603N, as described in
Ordinance 91-102, the Collier County Land Development Code is her.~e. by:? a~n~?ded
accordingly. The herein described real property is the same for which the rezone is ~:~' reby~
approved subject to the following conditions:
1. A pre-cast masonry decorative fence six (6) feet high shall be co~tructq~
along the property line contiguous to the Woodfield Lakes PLID.~:~i
2. No buildings or building material storage may occur within sixty (60) feet of
the contiguous lot line of the Woodfield Lakes PUD with the
exception of the lot line adjacent to the Recreational Tract.
3. No building or structure shall exceed a height of twenty-eight (28) feet.
The wall of any building or structure adjacent to the Woodfield Lakes PUD
shall be insulated to inhibit noise emissions to said property.
Permitted uses for this tract are: all uses permitted in the C-3 zoning district,
Construction-Special Trade Contractors SIC #1711-1799 and Building
matedhals, Hardware stores SIC # 5211-5251.
SECTION TWO:
This Ordinance shall become effective upon filing with the Department of State.
